The summers are warm and sunny, usually above 30°C. During the winter months (December-February), the temperature ranges from 5-15°C. Due to the warm sea, Sardinia is known as the island with a 6-month summer – you can swim from May to October.

Nearly 2,000 kilometers of coastline offers beaches, bays, and rocky viewpoints. The island is known for its light, fine sand and crystal-clear water.

Distance
The island has three international airports located in Olbia, Alghero, and Cagliari, served by both regular and low-cost airlines. A flight from Bratislava or Vienna takes approximately two hours.
Tax Relief
The possibility of reducing the property purchase tax from 10% to 4% by establishing permanent residence will delight those who wish to spend most of the year in Sardinia.

The property price does not include tax. In case of purchasing a property as a second home in Italy, the tax is set at 10%. However, if you establish permanent residency in Italy within 18 months of purchasing the property, you can reduce it to 4%. After purchasing the property, you need to expect a notary fee, which is usually around 1% of the property price. Properties are mostly unfurnished.

Vilimek & Vagner ASSET MANAGEMENT generally considers investing in Sardinia to be a more conservative choice. If an investor aims to increase their profit, we recommend opting for a property that is still in the development phase. Once completed, such properties naturally gain in value. Finished modern constructions for sale on the island are valuable items, and therefore, their pricing (depending on the location) is above average.

Actively managing the investment through rental will certainly be a good option generating active income for the investor. The clientele changes throughout the year, so we recommend considering whether the property is more suitable for short-term or long-term rentals.

The investment horizon for this project is recommended to be at least 5 years.

A more conservative strategy, often characterized by a higher acquisition cost—which is typical for European countries—will yield a moderately high capital appreciation. However, we also recommend this approach for less experienced investors who wish to keep their investments close to home.

Due to its location and popularity among investors, especially tourists, owning real estate in Sardinia is a safer investment option that retains value. The season here lasts up to 8 months in the case of favorable weather conditions.

Project financing is typically divided into tranches:
1) usually a refundable deposit upon signing the purchase agreement
2) 40% during construction
3) 60% upon property handover.

The ownership of the project is personal and can be held by either an individual or a legal entity authorized to own real estate. In the case of an apartment building, ownership is typically shared and usually managed by a local administrator.
