A 5-year investment cycle offers optimal returns for most projects.
For investment properties, it is recommended to hold the property for 3-5 years, during which time you can achieve optimal capital return and appreciation. Due to external factors (market conditions) as well as internal factors (necessary renovations or refurbishments), the performance of the investment property may stagnate or decline after this period.

VIVA ASSET MANAGEMENT considers investment in Spain to be generally more conservative. Most projects have a higher acquisition value compared to those in Italy or Portugal, but they also offer a higher standard.

The popular Costa Blanca is a summer residence for several movie stars and elite athletes. This is reflected in both the amenities and the value of the properties (current or future). If an investor aims to increase profits, we recommend choosing a property that is still in the project phase. Once completed, such a property naturally appreciates in value. Finished modern constructions for sale on the island are a valuable commodity, which is why their price (also depending on location) is above average.

Actively generating returns through rental will certainly be a good choice, providing the investor with a steady income. The clientele changes throughout the year, so we advise contemplating whether the property will be more suitable for short-term or long-term rentals. The recommended investment horizon for the project is at least 5 years.

A more conservative strategy, typical for European countries due to higher acquisition costs, offers a moderately high capital appreciation. We recommend this approach for investors targeting a more affluent clientele or those providing year-round rentals.

Thanks to its location and popularity among investors, particularly tourists, owning real estate in Spain is a safer form of investment that retains value. The season here can last up to 8 months when the weather conditions are favorable.

Project financing is typically divided into tranches:
1) refundable deposit upon signing the purchase agreement
2) 40% during construction
3) 60% upon handover of the property.

Ownership of real estate is personal and pertains to either a natural person or a legal entity authorized to hold property.
